Hey - btw ... saw on the news that idiots are now stealing catalytic converters. Now ... that seems like a lot of work to me so I called my buddy with the scrap yard to get educated as to why they would go to all that trouble and he said back when metal was high, you could get $100 or more out of one. He said some of the bigger car lots would find 100 cars or more with them all gone. I said ... ok ... but if you ran a scrap yard or recycling place and somebody walked in with 100 catalytic converters, wouldnt you know that something wasnt right? He said he has had guys come in with 3 or 4 at a time and he wont take them but he knows the yard across from him has :eek: Craziness :ack2:

List it for X, then drop it to X, then drop it again, etc. Price it "to sell", not be "for sale" (in my area most of the time it is about a 20% difference in price). If anyone calls with a price even $5 lower you can say "thanks but no thanks and good luck on your home search" and carry on.

Here is the history on a house I made an offer on last night:

$750,000 on 3/28/08
$733,599 on 4/29/08
$719,900 on 6/17/08
$699,900 on 8/05/08
$664,900 on 9/30/08
$648,900 on 11/04/08

If they would have listed it for $648k in 3/08 it most likely would have sold. My offer back then was only $40K less than what they are at now.

if you dont know your Realtor that well or if you arent sure you will like her/him, only list for 3 months or so. If you like them, you can always relist, if you dont, then you can get another Realtor

Well alrighty then .... this morning I saw one of my friends that I havent seen in a while and of course she asked me how my love life was (3rd person to ask me that in the last week) and of course my standard reply is "battery operated" .... then I talked to another friend that I havent seen in a few weeks and she starts tellin about how this guy came up to her in shopping center parking lot when she was with her mom and son and he told her how he had noticed her at another store and told his friend that was with him that if he saw her again he would speak to her so he was speaking to her again cuz his friend had locked him out of his vehicle until he did and now they are dating ... (kinda cool actually) and so even tho my horror scope told me not to do anything drastic today .... I did ........

Still in the works. Custom built home 13 years ago by the seller- they have an emotional attachment so is going to be tough for them to bite at my price. They tried to tell me why their house is so much better than any thing on the market and commands a higher price- common mistake because to a buyer it is just another house for sale; not a place called home.


I know the market's bad right now but it doesn't really cost me anything to list it, I don't think. I just want to get out of it what I owe and pay my agent's commission and walk away.

It doesn't cost you any thing to list it and the seller in most cases pays all the commissions; not just your agent. Another tip is put in it a bonus paid to the buyers agent- 1/2 to 1% is a good number. Real Estate is a business- the buyers agent will push the home that they make the most money on (ethically of course..)

Well good morning. Dreamed about tornadoes last night .. which as any good scholar of dreams knows, means turmoil. Fitting too. Both dreams centered around my mom and dad and daughter. This has been one of those weeks. I have a doctors appointment this coming Monday that ... um ... well anyway Mom called yesterday and had me stop by .. she gave me a check to cover the Doc cuz she didnt want me to cancel the appointment. I have to pay when I go and this week the daughters been all in crisis cuz of stuff she needs for projects, mat boards, film, whatever and now she's doing the martyr thing, talkin about switching to a cheaper school, closer to home ... and Im sure she thinks shes doing a good thing by contemplating that but in reality it just makes me feel like ****. Funny how that works. Anyway ... anytime mom gives away money it puts my dad in a bad mood for a few days but as she says "he gets over it" :D I remember a time when my life was drama free ... ahhh those were the days :blush5:

Apparently I'll be packing more things than I originally expected. I talked to my real estate lady and she wants my house pretty much immaculate. Everything off the floors in the closets, cabinets organized or empty, shelves in closets empty, kitchen counter cleaned off, etc.

There's a reason there's stuff on the floors of my closets and my kitchen counters - it doesn't fit any place else! So I'm going to have to get busy packing. I brought some stuff up to Tony's this weekend. The rest will have to go into his garage until after we get back from the Keys.

Advil Cold and Sinus is the ****! One of the girls gave me one pill this morning .... OMG ... so I go to Walmart to get some at lunch... pills ... get some pills ... and I couldnt find the thingies that you have to give the pharmacist to get them so I bought some Tylenol Sinus Severe Congestion instead ... Not even close. They sucked .... so a couple hours later I left and hit CVS and got some more Advil :D Way better now... AND the ex brought me a bottle of that tequila I like that I cant get at my liquor store. So .... really way better now :sifone:
